Mortgages: Take these loan tips to the bank

Many prospective homeowners are hoping to take advantage of still-low interest rates. The National Association of Mortgage Brokers has a few tips for buyers shopping for the money to purchase homes:

* Be cautious of bargain loans. Be wary of offers that are available for a short time, as well as offers that claim that bad credit or no credit is no problem. Loans that seem too good to be true probably are.

* Shop around. Compare interest rate offers and get the total cost of the loan, including closing costs. Compare the total costs associated with the loan as well as closing costs.

* Never act immediately. Say "no" to lenders who ask for upfront fees to cover a first loan payment as part of the application. Never pay a lender cash for an appraisal, credit report or application fee. Always make the check payable to the company, not the loan officer.

* Ask questions. You have a right to know the total cost of the loan, the annual percentage rate, the monthly payment and how long you have to pay back the loan. Ask what the total payment each month will be, including principal, interest, tax and insurance. If you are paying mortgage insurance, ask how long you will have to do so.

* Negotiate. Don't let the promise of extra cash or lower monthly payments get in the way of your good judgment about whether what you will pay for the loan is worth it. Don't agree to a loan that includes extra products you don't need, such as credit, life or disability insurance.

* Do not sign anything that you don't completely understand. Get copies of everything. Question any costs that have changed from the original agreement.

* Understand the loan terms. Some loans may sound attractive because the monthly payment is small. Ask if there is a prepayment penalty or a balloon payment. Ask if the payment can change during the lifetime of the loan.
